A home on the Costa del Azahar: your NIE and the sale
A NIE for every buyer on the deed comes before the notary’s signature; if you live abroad, you request it on its own with form EX-15, in Castelló or at a Spanish consulate. That holds along the whole Costa del Azahar (the orange-blossom coast), from Vinaròs and Peñíscola to Orpesa and Benicàssim, whether you come from Leeds, Lille or Utrecht.

01Why the notary will not sign without it
A purchase in Spain is signed as an escritura (deed) before a notario (notary). The deed records the NIE of each buyer and each seller. The bank wants it before it opens your account or gives a mortgage, and the tax office uses it for the taxes of the purchase and of owning the home.
02Two names on the deed, two numbers
A couple who buy together each need their own NIE. The same goes for children or relatives who will appear on the deed, and for heirs who receive a share of a house.
03Owners who live abroad: form EX-15
If your home stays in another country, you request the NIE on its own with form EX-15. You can do it in Castelló, at the police address your cita previa confirmation names, or at the Spanish consulate for your area. Bring a paper that shows the purchase, such as the reservation or deposit contract.
04Signing while abroad
With a poder notarial (power of attorney), someone you trust can sign the deed in your place. You can sign it before a Spanish notary, or before a notary abroad with an apostille and a translation. For the NIE itself, Gestoraz can file the request for you from a distance, so the trip to Castelló waits for the keys.
05Keys, but not residence
Owning property in Spain gives no right to live here. Spain ended the golden visa, which linked residence to investment, property included, in 2025. EU citizens who move into their home register as residents. Non-EU owners who want to live here need a visa, often the non-lucrative residence visa; as visitors, they follow the short-stay limit of the Schengen area.

Questions on this sample
Is a reservation possible while the NIE is pending?
Usually yes. A reservation can come first; the deed cannot, and the bank asks for the number earlier still.
I inherited a flat in Vinaròs. Do I need a NIE too?
Yes. An heir needs one to accept the inheritance before a notary and to pay its taxes. Form EX-15 is the usual route if you live abroad.
Do owners who live abroad pay tax in Spain?
Usually yes, as non-residents, even if they do not rent the home out. A tax adviser can tell you what applies to you.
